
Spain bans renting out property for more than 10 days
Since last summer, short-term rental rules have been tightened considerably in Spain, especially in the Valencian Community. Now, you can rent out a property to one tenant for a maximum of 10 days in a row. Renting out individual rooms is prohibited — the property must be rented out in its entirety.
In order to legally rent out a property to tourists, you must obtain a special license. This will require:
A bulletin on the compliance of the property with established standards.
A completed declaration.
The consent of at least 60% of the neighbors in the house or residential complex.
With these documents, you need to go to the Tourist Registry (El Registro Turístico) and register your property. The procedure must be repeated every five years.
In addition, the property must meet the requirements for minimum area, level of natural light and ventilation. It is also now strictly forbidden to leave the keys to the apartment in street boxes.
Violation of these rules can cost the owner a serious fine — up to 600 thousand euros. The situation looks especially absurd when such a fine is received for renting an apartment costing only 80 thousand.
